Vote to pass a bill that establishes the Manufactured Housing Community and Mobile Home Park Preservation and Assistance Fund to support ownership of manufactured housing communities and mobile home parks by homeowners' associations, resident-owned cooperatives, or nonprofit entities in Maine.

Highlights:

• Establishes a Mobile Home Preservation Fund to support resident and nonprofit ownership of manufactured housing communities and mobile home parks (Sec. 3). 

• Authorizes a $50,000 per-lot transfer fee on purchasers of manufactured housing communities and mobile home parks to fund preservation efforts, effective on January 1st, 2026 (Sec. 1–2). 

• Specifies exemption of certain buyers from the transfer fee, including (Secs. 1–2): 

• The Maine State Housing Authority or other municipal housing authorities;

• Resident-owned cooperatives; and

• Entities with a net worth under $10 million.

• Authorizes the fund to accept any donations (public or private), grants, and legislative appropriations (Sec. 3).
